An inspection checks the wiring and the foundation. It was never built to tell you whether the block is quiet at seven in the morning, whether the commute is livable, or whether the neighborhood feels like somewhere you'd actually want to be.
When you're relocating down the street, you can scout it yourself on a Saturday. When you're relocating across the country — with kids, pets, or a job that won't let you take a week off to drive the block — that option disappears. That's exactly the gap we exist to close.
The Relocation Scout fills that gap. We go there. We observe. We report back — so you decide with your eyes open, not your fingers crossed.
Listings show you square footage. Reviews show you someone's one bad day. We show you what it's actually like to run errands there.
Is the store clean, stocked, and easy to get in and out of — or crowded, with empty shelves and a long wait to check out?
How far is the pharmacy, and what are its hours? Is the nearest ER a quick visit or an hours-long wait?
What's the local coffee shop actually like — the vibe, the crowd, whether it feels like somewhere you'd spend a Saturday morning.
Noise, traffic, and the pace of the street — at the time of day that matters most to you.
Do you walk or jog every morning — and need a real trail nearby, not just a sidewalk?
Do you cook a cuisine that calls for specific ingredients — and want to know if the local grocery actually carries them, or if that's a 30-minute drive?
Do you play pool every Friday night — and want to know if there's a place to go, and whether you can walk there or grab a ride home?
Do you want to know that if something goes wrong, the local ER isn't an eight-hour wait?
Federal and Missouri fair housing law prohibit describing an area by who lives there. We follow that line closely, not just because it's the law, but because it's the same standard we'd want if we were the ones moving somewhere new. Every observation in a Scout Report is about the place — never the people.
Area Snapshot™ is paid in full at booking. All other missions require a 25% deposit at booking, with the balance due before your Scout Report™ is released. If a travel fee applies to your area, it's charged separately, in full, at booking.
You'll have 7 days after booking to complete your Mission Brief. We'll send a reminder if it's not in by day 5.
Free with enough notice (48 hours for Missions 1 & 2, 5 days for Missions 3 & 4). Inside that window, a $25 reschedule fee applies.
Area Snapshot™ is fully refundable with 48+ hours notice. On other missions, your deposit is refundable with enough notice, but is forfeited on short-notice cancellations — your balance is never charged for a mission that didn't happen. Any travel fee is always fully refundable before your visit takes place, regardless of notice.
If something comes up on our end, you're never penalized — a full refund or a free reschedule, your choice.
If we can't reach you and your Mission Brief isn't submitted, we'll follow up before anything happens to your booking — a mission is only ever canceled after two weeks of no response.
From your completed Mission Brief to Mission File in hand: roughly 3–5 business days for Area Snapshot™, up to 3–4 weeks for the Multi-Neighborhood Deep Dive™. Exact dates confirmed once scheduled.
We scout from public streets, sidewalks, and parks only — we never enter private property. If an area is gated or access-restricted, that's noted in your report along with whatever's observable from the accessible perimeter.
If a genuine safety concern comes up during a visit, we may pause or end it early. You're never penalized — a full refund for the incomplete portion, or a free reschedule, your choice.
We reserve the right to decline or discontinue a mission — for safety, scope, or capacity reasons — never based on a client's own race, religion, sex, national origin, familial status, or disability. Any amount paid for an incomplete mission is fully refunded.
